Are you seeking investment properties in London? Increasing numbers of landlords and property developers are looking beyond the pricey city centre, and turning their attention to the London suburbs, which offer much more value for money.
If you’re considering adopting the same approach, here’s some information about one of the capital’s latest property hotspots – Enfield.
Property Investment Opportunities in Enfield?
Many towns on the outskirts of London are enjoying a surge of popularity at present – and Enfield is no exception. Sadiq Khan, London’s new mayor, recently announced that he’d be focusing his attention on the ‘neglected suburbs’ – creating dynamic new properties on brownfield land; particularly in areas where transport links are due to extend to.
Enfield, which is only half an hour’s commute to London Liverpool Street, is likely to become even more popular, thanks to the proposed improvements – and it’s certainly an area for property developers and those seeking buy-to-let property for sale to keep an eye on.
New Buildings Proposed
10,000 new homes are scheduled to be built in Enfield – one of the largest housing projects in the UK. The first phase, which will consist of 725 homes and a new train station, will be completed by 2018. In addition to this, the area will get a new medical centre, additional retail and sporting facilities, plus other amenities.
A new train station looks set to reduce commuting times to Liverpool street to just 25 minutes, and a mere 18 minutes to Stratford. Additionally, there will be a Crossrail 2 station in the future – which is provisionally scheduled for completion by 2030.
Investment Properties in London – Why Enfield, and Why Now?
Enfield is currently being primed for regeneration – which makes it the perfect place to invest in as soon as possible. It’s already got a lot going for it; and appeals to young professionals and families seeking rented accommodation close to the city. An additional draw is its location next to Lee Valley Regional Park – a huge green area that runs from Hertfordshire to Docklands.
The town has plentiful transport links – including three train and three Tube stations, plus proximity to the main motorways. In terms of property style, there’s plenty of variation in Enfield – from cheap flats to more prosperous detached properties in the northern region of the town.
Other Investment Properties in London Suburbs?
Of course, there are other areas in the city suburbs that are enjoying the same levels of regeneration, such as Hendon, Harrow and Sutton. When looking for investment properties in London, it’s worthwhile exploring all these areas – as they’re currently offering great ROI, and look set to increase in value in the future.
