Valentines Special – How to Make Tenants Fall in Love with Your Property

For tenants, finding the right house or apartment is often a labour of love. Yes, they’ll have a list of priorities when looking for rented accommodation, but they’re also looking for a place that tugs their heartstrings and makes them feel right at home.

When looking for buy-to-let property for sale, it’s important to choose a house that’s in the right location. However, it’s just as vital to ensure that the property resonates with your tenants – so that when they view it, it’s love at first sight.

How to Make Tenants Love Your Buy-to-Let Property

  1. Make a good first impression. Viewing a property is a bit like going on a date – you have to make a great first impression! Make sure the front door is freshly painted (or clean, at the very least). If you’ve got any shrubs or trees outside, make sure they’re pruned or tidied up, and remove any unsightly bin bags or broken fences. It’s also a good idea to clean the windows.

  1. Add a welcoming touch. When your tenant walks through the door, you want them to feel immediately comfortable. Dingy, dark walls should be painted in light colours, and some artfully added mirrors can help to bounce even more light around the area. A few carefully selected pieces of artwork also make it feel like home.

  1. Ensure it looks cared for. If your property looks unloved, this can really put tenants off, as it’ll make them wonder what else you’ve neglected in the property! A thorough clean is imperative, which includes less noticeable areas like skirting boards and around the light fittings. If you’ve got dated, worn-out carpets, you might want to replace them – and the same goes for curtains.

  1. Keep it neutral. Tenants tend to fall for properties that they can make their home. As a result, providing a clean, blank canvas for them to put their stamp on is advisable. Loud colours and over-the-top wallpapers are likely to have the opposite effect and be a real turn off!

  1. Make sure it smells nice. When viewing a property, tenants use all their senses, not just sight. Try to resolve any issues with damp before you start showing tenants around the house, and give all carpets, rugs and other fabrics a thorough deep clean. A few room diffusers create a pleasant smell – however, don’t go overboard, as they can be overpowering!
